HDB Cabinet Installation in Singapore: What Homeowners Must Know Before the First Drill Hole

Why HDB Cabinet Installation Differs from Condo Work

HDB flats come with rules, wall types and space limits that condos and landed homes do not share. A contractor who spends most of the year fitting out private property may not know that a particular wall in a BTO flat cannot take a heavy load without reinforcement, or that certain works need approval before they begin. Cabinet installation in an HDB flat rewards preparation. The homeowners who end up happy are the ones who settled the boring questions first: what the wall is made of, where the pipes run, and how much weight the structure will carry.

Roughly 80 per cent of Singapore’s resident households live in HDB flats, so demand for good cabinet work is enormous. That also means the market is crowded with carpenters of wildly different standards. Knowing the basics protects you from paying top dollar for average work.

Know Your Walls Before You Buy Anything

Walls in HDB flats fall into two broad groups: load-bearing and non-load-bearing. Load-bearing walls carry the weight of the structure above and cannot be hacked or drilled freely. Non-load-bearing walls, often built from lightweight concrete or drywall partitions, accept cabinets but may need special anchors.

A wall-hung cabinet full of plates and pots can weigh 40kg or more once loaded. Standard plastic plugs will not hold that. Installers should use chemical anchors or heavy-duty toggle bolts, and they should check for hollow sections before drilling. If a wall sounds hollow when tapped, stop and confirm what sits behind it. HDB renovation guidelines restrict hacking on certain walls, and drilling into a structural column is a mistake nobody can undo.

The HDB Rules That Affect Cabinet Work

HDB requires renovation contractors to be registered under the HDB Registered Renovation Contractor scheme for works involving hacking, tiling or plumbing. Simple cabinet installation on existing finished walls often falls outside that requirement, but any job that touches waterproofing, floor finishes or concealed piping brings the rules into play.

The bigger constraint is timing. New BTO owners cannot start renovation until they collect keys, and HDB restricts noisy work to weekdays between 9am and 6pm, with shorter hours on Saturdays and none on Sundays and public holidays. Neighbours in a new block are all renovating at once, so lift usage and access become a scheduling problem. Book your installation slot early and expect the lift lobby to be busy.

Electrical and Plumbing Points Come First

Cabinets hide services, and once they are fixed to the wall, moving a socket means cutting into the new unit. Decide where the hob, hood, oven, fridge and dishwasher will sit before the carpenter arrives. Confirm the position of the gas point, the water inlet and the waste trap.

A common and expensive error is installing a base cabinet over a floor trap. The trap needs access for cleaning and unclogging, so it must remain reachable, usually through a cut-out in the cabinet base. Similarly, an instant water heater or washing machine point hidden behind a tall unit creates years of frustration.

Materials That Survive Singapore's Humidity

Singapore’s average relative humidity sits between 80 and 90 per cent, and kitchens generate steam daily. Solid wood warps. Particle board swells at the edges once moisture reaches the core. Plywood with a moisture-resistant glue line performs better, and melamine-faced chipboard with sealed edges handles most kitchen conditions at a lower price.

For wet areas and sink bases, specify marine plywood or compact laminate. Stainless steel legs and adjustable plastic feet keep the cabinet base off the floor, allowing air to move underneath. Soft-close hinges and full-extension drawer runners cost more, but they are the parts you touch every day, and cheap ones fail within two years.

How Long the Job Actually Takes

A straightforward kitchen cabinet installation in a three-room flat takes two to four days once the carcasses are cut and delivered. Carpentry built on site takes longer, often one to two weeks, because cutting and assembly happen in your flat. Modular cabinets arrive pre-built and go up faster, but they only fit well if the walls are square. Older resale flats rarely have square walls, and filler panels hide the gaps.

Add time for the countertop template if you are using quartz or solid surface. Fabricators usually need three to seven working days between templating and installation, and the sink and hob cut-outs happen at the factory, so measurements must be final.

Getting It Right the First Time

Cabinet installation in an HDB flat is a sequence of small decisions that lock each other in place. Wall type decides your anchors. Appliance layout decides your electrical points. Material choice decides how the cabinets look in year five. Settle those three things and the rest follows.
